Comparaison between restoration of Ex Ospedale Estense and other similar projects in the region Emilia Romagna

The project concerns the conservation, restoration and repurposing – with the introduction of new structures – of a key property in the historic centre of Modena.

According to the aim assigned by the Opencoesione project, we have developed our research following three main steps:

Selection and analysis of the project

 

We decided to pursue this particular project at the beginning of November when our Italian teacher told us about this initiative. Scrolling through the Opencoesione website we were immediately captured by the reach and size of the renewal of the former Ospedale Estense. It's also located in a venue very close to our school, which allows us to personally follow its developments. Nonetheless, it will ultimately affect us directly, since it will enrich the cultural heritage of our city, Modena. It is in fact meant to become a cultural centre housing libraries and showrooms of many kinds, with the intent of tracing our city's history.

 

Gathering information and data

 

We started collecting information at the end of November, divided in groups of around six people. Each of us worked hard to gather as much data as we possibly could, by relying on several different sources. Our starting point was the Opencoesione website, providing cost, size and other basic information regarding our project. We also looked for data on our local newspapers, such as Gazzetta di Modena, where we mainly found out about the funds, and the work progress. Ultimately, to finish off our research, we browsed the Comune di Modena and Politecnica websites, looking for more details about the final outcome of the renovation. The things we learnt about our project then allowed us to compare it with others.

 

Comparison and conclusion

 

After we gathered general data about our project we compared it to the renewal of the San Luca’s Gallery, in Bologna. We set up a chart comparing cost, size and timing of the work. We realized that the full cost of the project here in Modena amounts to 17.000.000 euros of which around 14.000.000 have already been spent. The renewal in Bologna has a full cost of 2.000.000 euros of which around 390.000 euros have already been paid.

Regarding the size of the prior, of 11.000 square meters, 10.755 have already been renewed. Instead only 1.000 square meters out of 10.000 have been renewed in Bologna. In light of this we  deduced that works have taken place only on a small part of the latter, probably because of the many interruptions also due to the pandemic of Covid-19. Differently in Modena, works only stopped for a few months before starting again, so that on average in a day 8.0 square meters were renewed, on the other hand in Bologna there is an average of 1.0 square meter per day.

By doing that we found out that the average cost of the renewal of one square meter of the Ospedale Estense was around 0,00064 euros, while the San Luca one was around 0,005 euros.

Referring to these data, we could therefore infer that the project in Bologna turned out to be more expensive than the one in Modena.

In fact, the outcome of our research is based on few data and cannot take into account the parameters that could have affected the work and determine the complexity of a global evaluation of it, especially if compared with others.

The predictions say that the Ospedale Estense renovation will be finished by the end of March 2023, while the renewal of the San Luca Gallery won’t come to an end until 2024.

In conclusion we can say that apparently in Modena works were more effective and time-saving than the ones in Bologna, though the projects are still in progress and they could be properly evaluated and compared only when they will both be accomplished.
